This strategy starts by finding good investment properties, so again, you need to know the area you’re interested in investing in. Don’t fall into the trap of buying something in a neighborhood like the one you currently live in – or want to live in. You need to find property that makes sense, so you should be looking for property in good solid working class neighborhoods that will still give you positive cash flow of $200-300 per month.

You’ll have two choices available when you place renters in your property: manage it yourself or hire a professional management firm. If you’re doing good to find enough time for a few hours’ of sleep every night you may decide not to manage your own property. When you get to this point it will probably make sense to give your boss notice that you’re moving on to bigger and better things.

Down the road you may decide to cash out of some of your property and repeat the process. Or you may decide you’d rather build a mountain of cash in your backyard and lounge on that in the sun with a cold drink and your spouse to keep you company.
